The house is in fine shape overall. 

The building next to my rental is in fine shape and he wants to sell in the spring without a realtor representing him.  

You spend your profits ONLY...and use(invest) your seed money to infinity...and beyond.

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

There are normally 3-4 threads on this subject running at all times here on BP.Those that extol the virtues of raising private money will be shouting from the rooftops that (a) they told us so and (b) now is the time to be raising PM, because the traditional bank debt avenues are going to dry up for a spell.  

I inherited a rental a few years ago, so the ROI is infinity (!) 

If I were to use that cash to buy/rehab a property, then flip it (getting the original cash back to use again) for a profit, I would use the profit as a DP on the next rental property getting more cash flow, and the original cash I used to buy/rehab would be used again on the next buy/rehab/flip.I could repeat this to infinity, with every repeat use of the original funds as buy/rehab/flips, generating new DP's for cash flow and returning the original cash with each flip, the money becomes free. 

I only mention this for background info as I have a very deep knowledge base in finance and in all business sizes.
