You can use airDNA for market statistics to see what the property would rent for and to to see what a comparable nearby is yielding. 

Would be great to have more to compare with what I already have quotes from. 

Appreciation kind of lags compared to other places further east in northern Alabama.

While rehabs can be rewarding, I’ve often ended up paying much more than I anticipated or would have liked—especially when managing from afar.

Your risk vs. reward is way off balance there. 

This tenant has paid $3900 or more for the option to purchase the property within a 3-year timeframe so they are often a more invested tenant compared to the average tenant

Compare my bottom line to those who claim it's fine to invest where you get a $100 a month cash flow and sometimes actually even get rent. ;-) IMHO Thank you so much for your insight.
