This is my pre-retirement preparation.

Start building close to home and you'll have such great appreciation by the time you're ready for the cash flow to be $20k a month you can exchange out of the low cash flow, high appreciation California market to wherever you decide to retire. 

If your goal is to have a bunch of properties for retirement, then either one will work. 

Nat, question to you.What happens if the tenant has like 50K - 100K or more in their checking / savings / retirement accounts?

This is an ongoing situation and I’m hopeful that with RTR’s help, this story has a positive ending.

Do this enough I guarantee you will get great info, insight, and just maybe an old timer ready to retire out who's open to seeing what they can do to make a deal work.

Tools like this helped us determine that retiring in the Memphis Metro area was good for us and has helped form our investing strategy, mainly SFR and some commercial spaces (flex, studios, small office).
