I am excited about this mental shift and it has been a refreshing way to change the transactional mindset that flipping had become.  

@Jacqueline Peterson Yes, we do have a termination clause, but I need to refresh on exactly which option we are using.

Refreshing to see posts pointing out that if you want any chance of making money in STR in Central Florida you have to do it yourself.Only buy what you can afford with few to no bookings, pay all your own bills, do all your own bookings and find a small team to do your local legwork (Mom and Pop).You'll have a chance then....

So after a few months I'm looking to increase the rents and locking into a 12 lease or find new tenants and refresh the property.

It is refreshing seeing people on this site being so welcoming and inclusive no matter other members levels of expertise. 

The PM group works for you, and that position of dominance shouldn't need to be refreshed from time to time.

The unit rents for $1400 (...somehow.) so at this point they have a cashflow property and they just want to see if someone will buy it at the flip so they can make their money and be done with it.It's was estimated that to refresh the bottom unit totally it would cost $90k.

Some people find it ultra refreshing and others want to be hand held a lot and told what they want to hear with agreement to validate it.If the afternoon is a high showing time for properties then that person should convey that time will not work most of the time and try to find a mutually acceptable time that is realistic for both parties.

What types of routine or emergency maintenance will it need (water leaks / exterminator / smoke & CO2 detector maintenance / air filters / gutters / outside maintenance / paint / flooring / refresh between tenants, etc.).
