With it being a difficult property for an investor to find traditional financing for, how would I go about assigning a realistic valuation for the property if we were to entertain a sale?

Was wondering if any PM or investors can shed some light on what they see as realistic rents in the Biddeford/Saco area, and maybe why there is such a gap in the data. thank you!

And realistically i would only like to put 20k-50k down so i can have some cushion if i want to force appreciation with little renevations plus relocation costs.

Yes, taxes and insurance are higher, but Tampa has strong rental demand, and you can still find properties in growing areas just outside the city where cash flow is realistic.

However, it is also important to have realistic expectations for San Diego RE.
