Was this a hack and owner occupied, for you?

The previous owners turned in into a single family home.

The newest outdoor is still advertising 1st month free as they haven't filled up, and I spoke with the climate controlled owner/builder yesterday (he's a pretty big REI in the area), and he made it sound like he hadn't leased a single climate controlled unit since they opened a few weeks ago.I recently purchased a 140x45 warehouse with low ceilings and had debated doing self storage, but my market seems very saturated.

The only time we will not make an offer site unseen is if we run into a situation where an owner or a realtor won't accept site unseen offers. 

Questions they will have is who is the owner, what experience do they have, is their key person insurance against them etc.

While I have a fantastic rate, the co-owner's giving me the option to refinance or he'll force a sale.

Most banks only deal with SF owner-occupants. 

I don't live in CA, and wasn't aware of the Prop 13 passing to the next owner if it's parent to child and both live in it as their primary.

My idea is to get an apartment and make sure it’s okay with the owner to rent it out as an Airbnb.
