Lenders that don’t require an appraisal will perform a desktop appraisal but will typically have a very conservative view on the value of the property to protect the company’s investment.

There's an adage in several sports about critical things like protective gear: "a $10 helmet for a $10 head."

It’s cash flowing about $50/month after everything (PITI, flood insurance, home warranty, excess liability & termite protection) - if I got ride of termite it would cash flow $125.

I want to be sure I’m structuring things in a way that protects my assets while allowing for growth and still keeping money partners protected.Any feedback would be awesome. 

I also agree, that income is not a protected class.

Whie DOS lender risk may or may not be high, being ininsured is... well, enjoy your 'asset protection'.

Not sure I would invest in places without such protections as I see this on BP in a lot of places (i.e.
