Normally, my preference would be a Duplex for ease of learning, but after looking at the price point in a place like Cleveland, I theoretically could purchase two Single Family's there.

Replacing a bathtub with a shower can make narrow bathrooms feel larger and more modern.That said, consider keeping at least one bathtub in the building for market appeal, as families with small children or certain renters may prefer it.

Would the person who takes on more labor to repair the property have greater preferred equity or is this usually treated differently?

The company that did the repair is their "preferred" vendor for these things which in itself is not sketchy, but I don't think there is a way for me to know if it is a friends company or something.
