Do they actually deliver on what they promise as far as providing their members deals, and guiding them through the buying and rehab process?

(Home Depot will deliver the appliance with the purchase and hook up for a minimum fee,.)

To the point where I am unable to receive a manifest of what has been delivered and what hasn't!

The contract should have outlined the amount of earnest money you deliver.

And you can't be of service, if your not delivering value, so one will make themselves of value. 

Now my focus is on heavy rehab mix use/ multi-families that can be delivered below replacement costs and  $400/sf+ outsale new construction opportunities.

Also understanding how things are put together, how siding works, gutters, etc (basically as many aspects of the home as possible)Having this knowledge will also help you from getting burned by contractors telling you things just so they can save time and money and deliver a crappy service.
