I'm still a big fan of this strategy and use it today. 

While blockchain tech has some good use cases, not a fan of a new currency that is unregulated and not controlled.This post probably won’t age well but so be it.

I'm a fan of the parcel it off now, and ground lease it for 30 years or something, if they wanna pay up front for the 30 years they can do that, but I'd retain control personally if it were me.

Biggest thing to consider is the risk and having a nest egg if things hit the fan.

You could lock the oil thermostats at like 50 for a baseline heat and let the tenants heat the rest of the way with their heat pumps.I can beat that with some ice and a small fan
