I have a few areas in mind that would appreciate nicely as well in the Phoenix/Scottsdale/Tempe areas. 

When you design with that in mind—an outdoor dining table on the deck to enjoy stunning views over dinner, a decked-out game room for in-house entertainment since they’ll be tucked away in the mountains, cozy nooks for reading or morning coffee, and a fire pit for late-night conversations under the stars—it enhances that experience and makes your property stand out.At the end of the day, people book based on how a space makes them feel, not just because it has a bed.

I think I have a solution in mind but since this would be my first deal I may be missing something important.

Personally I'd like to talk with the landlord instead of a manager, in my mind, it's easier to cut out the middle man to have a conversation.

Keep in mind studies have been made to where rent control actually lowers vacancies and increases rents.

Not to sound like I am falling in love... but after that call, the idea of buying a condo with a FHA really popped into my mind. 

To play devil's advocate (and keep in mind I have no skin in this since I'm in a different market):-You want to tailor to investors, then be prepared to sell at an investor price. 

(in the back of your mind the cleanliness is no excuse and they clearly do not respect your property.
