I feel like a condo would allow me to: 1) Get experience and my foot in the door with little capital.2) Protect me from getting wiped out by an unknown capex expense.3) Potentially house hack.4) Not feel bad about burning money on rent. 

I think in any market the best way to buy right is to find an area you like and canvas that area with letters, calls and door knocks, getting out and talking to people.

Network in person, see if they have a publication where you can post your deals and what you are looking for, and if there is a larger annual conference for investors locally consider getting a vendor table to talk about your business and what you are looking for.

I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

I own 4 doors here in the Midwest and am excited to add more doors as I continue this investing journey.
