So i bought land for 36k and built all of our houses, barns for business, wifes shop, dog kennel for my wifes business, with my own hands/cash/time.Earlier this year I approached a customer about his wealth and doing work for him at no charge in exchange for knowledge.

Rental is located in Albuquerque New Mexico So my tenant was not home and her dog broke out of the kennel and dragged things all over the house including a couch cushion over the gas floor furnace.

First the property was rezoned in to wetlands due to the freeway being 300ft away and the water run off, The slab in the back was originally a large enclosed kennels for breeding dogs.

I've seen others in my area build mentor-mentee relationships at those events.

I am a professional dog trainer producing decent cashflow currently closing on my first single family primary residence as well as developing an 8 acre property in Ventura county which will include both a residence & dog training facility/kennel. 

I've seen community type storage where the storage area was broken up to look sort of like dog kennels so everyone's stuff was secured in it's own cage. 

I understand house hacking I've house hacked and lived for free using room mates and understand it on multis too. however I already love for free and I own 4French bulldogs and 2 Boston terriers and run a small kennel from home so me living there is a no go. hence why I'm seeking out places for 100k or under so I can just use the 25k as a 15 to 25% down on conventional.

@Timothy Doenges  don't know on the bonus depreciation.. but remember you also have recapture.. so for me a new home builder.. its all ordinary income.. so its nothing I would spend any time on.I just look at it as a sales tool.. just like people in our area build green earth advantage homes..

Unless you know for sure the lot lines and put new fence within those lot lines,, don't install it over again. nothing uglier than weeds growing up in fence edges, the neighbors will fell free to paint their side and then it's ugly again.Tell her to buy a Chain Link Kennel, or your going to be worrying about gates,, how to keep Her dog In and whatever..NO pets is easiest
