Fear of a market crash, fear of negative cash flow, fear of humiliation by one's family "we told you it was a bad idea"The reality is, you'll hit some bumps in the road, but it is very hard to really screw up BIG with REI as long as you buy quality assets and don't completely fail at managing the property i.e. too lazy to fill vacancies..Ironically it is that fear that will make you buy a cheap property instead of a good one, because you "feel" that a lower price will curb your risk.And fear will make you accept a marginally qualified tenant because you are worried there won't be a better one next week.

Sometimes you can tell because of rust staining and buildup on the outside of such affected pipes,   but even without that they can be weakened considerably from their original state.On the drain side galvanized branch drains  (1.25 through 2" galvanized pipes)  can also rust out or clog up as the rust on the inside is very rough and catches hair, grease,  and other debris and will eventually need aggressive rootering,   which if the pipes have rusted enough may open up holes in them.I should note CAST IRON (hub and bell) old sewer pipe,  at least the 3" and 4" stuff seems to have a bit longer lifespan than galvanized steel;  it still rusts but doesn't crumble and flake and encourage blockages like steel does,   so an old house with a cast 4" sewer stack you may be fine for many decades more if you just replace all the branch lines going into it but leave the main stack.

We also had an iron tub in the front yard that my mom would fill with water and put black plastic over to help warm the water, then a little hot water from the wood stove, and we would take turns bathing in the great outdoors.Rough stuff, but I don't recall ever being unhappy at that time.
