Hello,I have been looking at T-12, rent rolls, etc for various properties for multifamily.

I can think of 2 stock off the top of my head who have 5%+dividend yield over 25 years of dividend growth (ATT, HCP).

At te end of the day put together your end goal with exact years.

As an example, I put about $9.5k in ATT and VZ and pulled it out upon being under contract with cap gains + dividends that came out to about $1100. 

If you look at T-12 and see a lot of one off management expenses and excessive accounting and legal expenses that's a red flag. 

@Shiloh Lundahl my favorite passive investment I hold is ATT (T)stock.

Use caution as STR are being cracked down on and banned in many areas, Arlington, Texas is one unless in the entertainment district which is roughly a mile circumference around ATT Stadium.

The employers in the area area are a number of Tech and Finance, ATT, Verizon, Synchrony Bank, etc.
