You know, and most on this post know, REI buy and hold is one insane PIA and add liabilty.

Sure every now and then you run into a PIA appraiser,...but over time you learn who they are, and I dont let them enter my properties.

But then again, it's not acid- the process for that sounds like major PIA.

I changed the layout but did not move the sink.1600 Cabinets (Home Depot white)500 subfloor prep - 3/4"ply and hardi backer500 porcelain floor tiles, grout, spacers350 premade (lowes) laminate countertops I installed (about 13 linear feet, with two 5' runs)150 garbage disposal1000 - new SS gas stove/range, used SS dishwasher, used SS over the range microwave (kept old SS fridge so did not need new fridge)300 - backsplash tile/grout  - beveled subway tile laid in a "herringbone" pattern200 - paintThe two jobs that were the most PIA were installing the cabinets and cutting/installing the laminate coutertops. 

Parents co-signing is a double edged sword, they are more PIA than the kids. 

What a PIA.  

Just PIA right out of the gate every time.
