@Jonathan B.Assuming you pass the "material participation" test for 2023 and did not use the property yourself (or used very little), you should be able to treat it as an STR for 2023, including bonus depreciation.  

The purchase cost is on average $350k - $450k.

Not legal or tax advice, but I think every subject to purchase should include a wrap mortgage so that you create notes receivable income.

We are seeing much longer wait times on purchases to be cleared for disbursing funds than refinances.
