Like @Alex Olson is saying you may start looking for potential replacements you like at any time before your 45 day identification time frame starts. 

We (I work at Azibo, just a disclaimer) have quite robust accounting capabilities and time saving features like Schedule E generation and automated  transaction tagging rules.

A common trap to fall into is seeing a nicely renovated house at a reasonable price tag.

You don't magically get a tag next to your name that says Cc NOW is motivated.. oh wait... ... wait for it.. wait for it... almost... one more second ...NOW, NOW Cc is motivated, everyone send her a mailer.Silly right?

A little context: the building is structurally sound and they have done major updates such as septic, generator, and sprinkler system, and all mechanicals are recently inspected and tagged.
