If they're paying a decent amount, they're not completely skinny tenants, are paying on time, and they haven't trashed the place....why wouldn't you keep them?

Just looking at a high overview it seems like this is a skinny deal. 312k - 260K= 52K What is the repair cost, holding cost and all the expenses which will allow you to calculate the potential profit?
