@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

Way to many investors were buying properties for more then they were worth with hopes of collecting MUCH MORE than market rent.

This will spill over to the housing market Price reductions are happening everywhere.

Agree on the advice their are sharks out there that are very good praying on people with various scams each month a new one pops up so avoid the housing market right now .In the mean time invest in a index fund that follows a benchmark like a S&P 500 each month/week put more money in when you are at a age that father wisdom has visited make small moves into the housing market .

One week into 2025 and the US housing market is facing considerable new challenges.

Consider financing options like hard money loans, or FHA loans for house hacking, and focus on areas with strong rental demand near the MA/NH border.

If property is done right even in todays market you can hit 1% rule and attract very desirable college students.

Speak with couple hard money lender there are plenty lenders that are local and knows the market.
