@Kyle Hipp I don't think I would charge a tenant to damage coming from the outside of the unit, especially if the window is facing a public area like a sidewalk or street.

Personally, I'd be much more concerned with them burning down the place due to a candle than a fireplace.

No different than you aren’t supposed to leave a burning candle on all night right next to curtains.

Personally, whenever I walk into a home that smells like candles or freshly baked goods, I always wonder what they are trying to hide.

I hate to go all Hippy on you but money just isn't everything compared to what I see in my Dad's face when we get to do this.Another consideration would be estate and long term care planning. 

I also ban candles.

For instance, do you install window baskets with flowers, add a cool shed, patio furniture, light candles or bake cookies when showing?
