California is the only state that has essentially put a rent control type of restriction on home owner insurance premiums.

I would have to agree with this - appraisals are no exemption to the general inflation/rising costs of the past few year s- $750 is hardly outrageous and investing in non-warrantable condos and with HOA restrictions is always going to have a risk for hiccups

Therefore, if you are getting more income from section 8 tenants, then theoretically your value will be higher, but you will be restricted to buyers that are only looking for Section 8, which could restrict your buyer pool.

I’m conservative by nature, and would never be comfortable overlooking this restriction.  

. - Mobile homes are permitted I've verified with the recorded restrictions and by calling the Property Owners Association. - Current owners have surveys, this is a new subdivision.- Public sewer available.- Current owners purchased many lots and they haven't developed them.

I thought about the lock but I think that it will be illegal to lock/ restrict her access to the thermostat since she's the one paying for the gas bill.

A good rule of thumb -- if the neighborhood has "Heights" in it- then it will usually have a POS.

Hey @Jonathan Vinas, @JD Martin hit the nail on the head.You are better off looking in areas with no restrictions if you can.I will say that some of the restrictions might be able to manage.
