Some flips you will only have the budget to paint, do new flooring, etc....others will justify a higher-end remodel to get the best ROI.You just need to get a Licensed General Contractor to go over your Scope Of Work and attach a pricce to what you want to do.Now, if you wanted more precise guesses at your budget, and gave us a Zillow link...we could actually throw some numbers at you.

But im guessing if the expectation is an exit to redirect equity better maybe that doesn't matter as much.

I guess it can save you some time managing, for example one tax bill, one insurance bill. 

BRRRR I guess I would be looking probably for 1980 or maybe 1970 and before built properties and that will probably help narrow the search. 

Here in the Myrtle Beach area there are plenty of deals that will cash flow with a 25% down payment.Yeah I'm guessing this might be the answer at least in general here.
