This is a similar story for house hacking a single home and renting by the room. 

For someone managing multiple properties or with a busy schedule, automating some parts (like initial messages) can save time while still allowing room for personal touches later.It’s inspiring to see your dedication to responding so quickly, even at 3:30am!

I'm specifically referring to PadSplit, a rent-by-the-room company/platform that operates in those respective areas.

There are a few in my area that I keep an eye on to see how successful they might be and I’m always looking for properties with potential to be something grand.

Unless they are cooking meth in a room they don’t want you to see or find the body in the freezer. 

Glazing in walls, enclosures or fences containing or facing hot tubs, spas, whirlpools, saunas, steam rooms, bathtubs, showers and indoor or outdoor swimming pools where the bottom exposed edge of the glazing is less than 60 inches (1524 mm) measured vertically above any standing or walking surface shall be considered to be a hazardous location.

In my opinion, in many cases it’s better to invest in a property that costs less and is a bit under decorated - then hire a really good decorator to upgrade at least a few rooms for the unique,  “wow” moment in photos.

I am trying to calculate my returns over a 10-year period using the rent-by-room strategy, which results in significantly more cash flow than traditional rentals.

Is your place also a studio like hotel room?
