What some of my clients have done in the past is look for more creative rental avenues to be able to charge a premium on rent such as the traveling nursing niche like furnished finder.

- Rent out the extra bedrooms in your unit to roommates or for even higher rent on Furnished Finder.- Rent out the other unit as STR or MTR for max cashflow - which will require you to become an expert at those businesses.- Learn how to do your own repairs & rehabs to save money now.

You could swing to a furnished rental if that works for your area even with rental furniture but that is a different model.

We will have about $100,000 into this building furnished. 

That said, I personally don't think $22K/yr gross x 6 separate dwellings are good numbers for an $800,000 investment, not to mention costs for furnishings and such.

With just 5% down (yes, I paid PMI initially), we moved into the main bedroom, used the small first-floor room as my office, and rented out the other three bedrooms on Airbnb and Furnished Finder.

I only mention this because I noticed your mention of Furnished Finder, which is the only platform I list my MTR, and FF caters to 30+ day stays.
