Melisa Justice, and she helped me navigate the entire Journey, it was a process not too long, it took about a month, and the process would have been definitely very hard being that I was on a different state by Melissa made it a lot smother, she was very responsive to all my questions (and I had a lot of questions), she helped me find a lender that would fit better for my financial situation, once I was pre-approved she connected me with the right property inspectors, and all through out the process she kept in touch pointing me the right direction all the way until closing day, all this to say I Definitely recommend her for any body the is finally ready to take the plunge and get started with their real estate carrier, I definitely will get in touch with her when I'm ready to buy my next property!

I figured if I get a decent deal on a turnkey property that has at least 3 bed 2 bath I can prob rent for 2k a month give or take depending on the amenities and make decent cash flow. anyone else have any experience with renting single family rentals in this area?

Drive to MIT walk in and ask to speak with the professor of computer science and ask which student is the best programmer and hire that student, you will also have more power to negotiate because students are broke and they will do anything to get money so you will save.3: I would implement a map where I can see all the properties in the area and I would have filters in place so I can see what I want from comps, to prices, etc I would STUDY my competitors and take everything they have and create an all in one app.

If you have proven you can take private Money at 12% - 14% and use it to make a 25% - 40% return then it's a no brainer for all parties involved and if listening to three podcasts, reading four books, and paying 10k to join a mastermind was the recipe then the line of ppl wanting to do it would stretch around the globe.If you are doing a fix n flip right now and it's a failure and you either lose, get stuck in it, or breakeven - the chances of the determinate factor being the lending is tiny.How do fix n flips go bad....?
