I have seen more smaller companies getting good reviews but havent had any experience with any I would endorse. 

Usually in a regular contract the seller covers a basic title policy for the buyer but special endorsements added to the policy are the expense of the buyer.Anything is pretty much negotiable.

As a follow up, what do you think are specific endorsements one should get in additional to basic insurance and how much would be a reasonable amount to cover to.Thanks.

After reading about the requirements for earning this license, I'm still a little confused about the requirement to be sponsored by a licensed designated broker.If I am working alone, not joining a firm, does that mean I need to form a legal entity and then file to endorse myself as the firm's designated broker?
