With all of that being said, does anyone have a legal soft proof of funds letter (pre-approval) that is editable and will work in all 50 states?

I’m fairly certain it’s a typo that got replicated somewhere in the editing process (“find and replace” fail?) 

FWIW - I also hated my own line in Set For Life about listening to music being a waste of time, and ripped that out of the revised edition the first chance I got :).

They usually last 30-90 days, but you should be having them edit the address and date so they are all fresh.

@Ramy Mosbah I’ve used ChatGPT to help me create some correspondence with tenants which I have then taken, edited, personalized, and made my own.

I could write a book about Gatlinburg, the 2009-12 edition.  

Written by attorney investors, it's full of practical advice about the management of investment property, has sample forms that can be edited, and - most importantly - tells you what your primary state laws are and where you can read them.
