Im not familiar with your specific market but if you have not checked out the events section I would start there. 

The only item I would suggest is double check the payment terms of the your HELOC... in particular, can you pay interest only or are you required to pay a portion of principle each month on the amount utilized.

If you only want to collect payments and not use all the service that a PM software could provide, I would say check with your current bank and see if they offer ACH services.  

I go double in ice & water, run all valleys with I&W, check my attic ventilation and add to assure correct airflow and most often shift to ridge vent. 

I'd also check all the plumbing under the sinks and bathrooms.

Get a gander at your competition and see what they are offering and take it up a notch.You might check Fiverr or TaskRabbit (not sure for interior designer) and see who is out there.They should be able to help you out remotely and without spending a ton of dough.
