Not sure if I should structure as a traditional home sale + a separate business package including all accessory structures, furniture, biz ops, STR license, etc.Maybe as an add on if someone wants to use it as a hostel business as well but still open to a traditional buyer purchase separately.

OP would likely be ~$1500/month negative on current property as a rental when including maintenance/cap ex, vacancy, PM, misc.

Or since the second HOA forclosed I think I answered my own question the buyer just takes title sub too the JPM lien and this fellow OP he just keeps the 60k and goes on his way and thats end of story.
