Typically the title search goes back 60 years, here by tradition, so often times events from more than 60 years ago are not even reviewed before issuance of the title policy.Recently I had a case where there was a discrepancy arising from a 1939 Sheriff Sale.

Another thing is that through your diligence as in walking through the property and unit you will find repairs that needs be done then you will need to renegotiate your offer to fit the repairs and other discrepancies costs on the property.

If there was a discrepancy, the borrower was fully responsible for making up (paying) the difference to make the lender whole + his agreed upon interest.As it was a very short term deal, great interest rate and relatively small sum of funds, it was an acceptable risk for me.

Three appraisers will all measure a different size.....no two are almost ever alike.If you end up buying this house, I would update the size with the appraisal district to potentially lower your taxes.There can be lots of discrepancies in sizes....every appraisal will likely have a different size, builders plan could be different, tax roll can be different.
