Most cities will also require an ALTA Survey, which is a survey showing the dimensions of the property in its existing condition, including showing where the utilities are.

House has 2 small dormers and its dimensions are 28 X 48…..Roof has 4 slants ..if that makes sense  …(front- back and 2 sides are longer )  I assume I have to take it down to the plywood..etc…  +  Gutters….

You just collect the cash flow.With an on- or off-market purchase that's not a turnkey situation, you have to handle any repairs or upgrades and then get a property manager in place who will find a tenant (or self-manage).I think in your post you might be using "turnkey" to mean "in fixed-up immediately rentable condition," which is a separate dimension than how you find it.

Fix N Flip adds another dimension to the transaction. no lender is going to take a second lien, so money for the "fix" will either have to come from the buyers pocket, personal credit line (or credit cards), or a "partner" who of course will want much of the profits.
