There are some things that I think I can very easily ask for- credit for repairing the current slate roof to get me a couple more years before I replace it, credit for cleaning/detoxing the unit currently rented by smokers, and credit for and foundation patching for erosion due to the unadressed grading issues (the seller provided me with a 2009 inspection, funny enough).  

I'm ready to continue my real estate ventures especially now that I'm going through The Walking Dead detox until September!

This way I get true disaster insurance as we keep our medical bills pretty low each year.The best medical insurance in my opinion is a plant based diet, no smoking, at least some exercise.  

Guitar lessons, exercise, diet, etc. are things that I've focused a lot to for a moment and then fizzled out.

Nearly ALL of the available evidence shows us that if a person wants to lose weight they need only take the necessary steps of proper dieting and exercise and they will lose the weight.

When I was young I was heavily into reptiles and amphibians and I'm betting they probably have a blue tongued skink;  they're docile, non-destructive and likely will be eating out of a food bowl on a diet of non-living, non-mobile food.  

I would suggest that you engage in a fitness program and control your diet.
