I have another client who is in a pretty similar situation, based in TX but is currently deployed in Korea looking to come out here in Summer!

@Don Konipol fantastic insight, in your opinion would it be better to start your portfolio in multifamily and start deploying capital to notes?

I hold all partner's funds in separate accounts and if I can't deploy their funds within 90 days, they have the option to call their capital back and use it elsewhere. 

I'm deploying some in stocks, some oil, some crypto.. and want exposure to RE. 

Hey Lucas, You could finance your first BRRRR and it may be a smarter strategy than deploying all of your liquid reserves into one property for the next 3-12 months (Depending on the loan for the refi). 

Happy to share the pros and cons we've experienced over the years.Not sure how much capital you're looking to deploy, but it sounds like it's maybe possible you could potentially get into the small multifamily space. 

I can only conclude that someone with a lot of cash was getting anxious to deploy their money quickly and was willing to pay well above what the broker (and many buyers) thought it would sell for.Perhaps it is not such a bad time to sell!

I think the #1 most ridiculous poster is the person living in a desirable, high-appreciation location who has plenty of capital to deploy who asks which crappy undesirable market thousands of miles from where they live is the best place to buy their first investment property.

One of the strategies being deployed in East Garfield is to provide fully furnished rooms with internet and washer/dryers and rent by the room to graduate and medical students as the area is not that far from the Medical district.
