My plan is to purchase the property then demo the house and subdivide the parcel into 3 separate lots.

They all become dated and are more costly to install and demo.

So then basically you are buying the land for 400k, then demo (whatever that cost is) and the build new. 

(In my case, it can only be rebuilt on the original footprint, aka no demo and spec build) -Trying to rezone the property may work and may be the answer for some, but is not guaranteed to pass through approval and would most likely be costly and not worth the effort put in, especially given the uncertainty of the outcome.

Mubarak, Depending on the size of your porfolio I'd do software demos for Appfolio, Rent Manager, and Rent Vine.I currently use Housters and Appfolio.
