If you find a lender/mortgage broker that communicates very well and in a very time efficient manner start there to see if they have a product that works.Most of the lenders we have worked with in the past we have done multiple loans with.

The plan was to do as much as I can myself but with as big of a task as it is, I don’t see myself being able to do everything in a timely manner.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise violating the law in an egregious manner.

If it is an issue and you do not act in a timely manner AND there is some sort of legal action, then the courts will not look favorably on your response time.

Most leases you can purchase are generic in nature and do not equip you with very helpful tools to manage your property in the most effective and efficient manner, lowering costs, reducing liabilities, creating revenue centers, etc. 

Good LuckThe problem with social media is it is very easy to create a compelling campaign claiming anything for next to no investment. 

If you can get 15%+ returns and 8-10% cash-on-cash in a passive manner, reap all the tax benefits of owning real estate, and not have to manage the property -- that's more attractive than a lot of other investment options out there.
