I don't have a communal area for a washer and dryer so each unit will need their own.

Building 1 is a new construction Tri-plex with large 3br/2ba units, sub-metered utilities besides cold water, and communal laundry.

I try to also make sure there is a good amount of room for the communal areas and 2 washer/dryers.

But for longer stays, or larger families, they can't beat renting a house and having all bedrooms under one roof, with a communal living room and kitchen where everyone can congregate.

In the back of your head, if I were you, I'd be thinking about finishing this up in such a way that it's most cost effective to "de-ADU it" if/when needed (it can be an office or a storage shed or communal rec room, no issues there).
