He is correct that a single ADU in a single family zoned area is unlikely to return as much as the hands off cost and is one of many reasons that adding a single ADU in most single family areas is not a good re investment.  

I don't know where to invest, really drawn to Columbus for many reasons (some cash flow and stable appreciation)--what's been some people's positive and negative experiences in Columbus? 

Taxes are reasonable (in most areas), and there is a significant lack of quality affordable housing.  

Reason that is bad is 2-4 units were the first to go sky high in 2020 to 2022 and now rents do not match the market if your getting financing.No point having a mortgage of over $2850.00 on a $420K home if the rents on a Duplex are only $1250 to $1350 a door. 

I wouldn't think it would take a private lender (which is much higher priced) than a typical mortgage broker's rates.Is there a reason you think you need a private lender?  

The reason other markets don’t cash flow is because the values have doubled, triple, or quadrupled in the last 10 years. 

So now an employer has the affordability to afford the coach/teacher manager and the over-sized staffing.

Tell him you'll give him a call :) This is one of the reasons why we tell tenants they need to vacate the property for any major repairs.  

You can list all the reasons why you charge $250 for a one-time shoveling, but nobody will care when there are other vendors doing the exact same job for $100 or less.I'm in a city of 10,000.
