I plan to work under an existing broker's license and arrange a deal that's profitable to the broker, then start taking on new and small rental properties in the greater northern Utah area (I am based in Cache Valley).

We're working around the Cache Valley and Ogden areas; but don't necessarily need a local attorney, although that would probably be a plus.Thanks in advance for any help!

Whenever I use the Calculators on Biggerpockets, as soon as I go to generate the report, it takes forever to fully load and always slows down my browser completely.I've tried clearing my Cache, didn't seem to fix anything.

FYI, the next most-profitable option for scrap land, at least with farm-zoned bottom land with no standing water, was to build "aroma hopyards" to supply the exploding local craft beer industry and capitalize on the cache that Washington hops enjoy all over the world.

There seems to be more articles on negative impact than positive impact.I was trying to look at property values near River Rock Casino and Cache Creek but those are pretty rural locations so not many homes to compare whereas the casino in Elk Grove would be surrounded by a bunch of SFRs.Should I scratch Elk Grove off the list? 

Some property management companies own rentals too so they may have some in their cache that they are looking to liquidate too.Hope this helps and would love to hear any ideas that have crossed your mind or path as well.
