He’s a cash buyer but is looking for ways to purchase at a price point higher than normal so I’m trying to find him someone who can educate us on how to get this type of loan through underwriting and some deals closed and we don’t want to be scammed or played.

I have some buyers who are looking.

I've seen already that the lender overnight's the docs and they buyer had to take them to get notarized. 

I thankful for finding this app through a book I have been reading.But I would like to inquire in regard to introducing myself both to sellers and cash buyers.

I've seen too many investors find a good property, then hand it over to a terrible PM and the entire thing fails. 

Often, owners beat up PMCs for a low price, but fail to understand the PMC will often cut corners to make sure they are still profitable. 

@Kyle Carter just because a building has all section 8 tenants doesn’t necessarily mean that the cap rate will be higher on exit but it might attract a buyer(s) that are focused cashflow and not appreciation; therefore a lower price to juice the yield.One of my non negotiables if I were you would be to only buy in an area that is desirable.  

I have a property in Philly and thinking of renting to the program@Serina Bellamy, Inspectors would fail items that were previously passed during prior inspections.
