Quote from @Donald Hatter: Pros:- Builders have many homes to sell at one time so it is easier to negotiate a better deal than with a home owner in the same neighborhood who is trying to sell their primary residence - Buyers bust out of deals all the time and builders don't like holding completed homes- Lower maintenance which leads to easier property management expenses.

Thank you everyone for your inputs especially the point regarding owner not needing permission from the tenant to enter the property  - I was able to work with my realtor, tenants realtor and the builder to gte the 11 month warranty repairs done.

I just feel there are many residential GCs, who may be great builders, but are not fit to be running their own businesses, and this results in some horror stories and a bad reputation for the rest of us.

I have done a lot of those with small builders.. that way we get our rate of return on our note and at exit we made a nice spiff some times double to triple how much we lent..

We're currently under contract with a builder for a spec home + the lot next to it (so we'll have over 2.5 acres) and have discussed having him make some small changes which will up our costs a little, but definitely bring us joy.
