That rule was always more of a quick filter than a hard guide, and with today’s interest rates, it’s clear that the math just doesn’t hold up like it used to.A lot of investors are tweaking their approach—some are looking for higher rent-to-price ratios or shifting to more creative financing options like seller financing or adjustable-rate mortgages to help with cash flow.

My initial thought when reading this was to filter MLS search by "Expireds" and another list of homes that sold over 10+ years ago. 

Weve been trained via weekly live zooms that the network filters hate punctuations, and long messages and many words like buy, sell, low-ball etc etc.   

But I am not holding my breath on it although I sure hope they do for everyone's sake. 

He has every right to use his superior knowledge to rip them off by scaring them into taking a heloc to pay for a new furnace because it needs a filter replaced.
