I have had about 30 people come from Pace and all say the same thing.

I can't begin to fathom the financial harm and carnage that will come when Pace's students finally have to sell their under water properties.

I am finding, for this summer at least, that the weeds grow at an alarming pace.

@Jonathan Weinberger that has been a lot of work, really impressive pace!

Personally, we are on pace to sell more properties this year than the number of acquisitions for the first time since I started doing REI in 2017. 

reafco just took the Pace Morby playbook of spamming BP.. its calmed down now.. so lets let those agents do business on BP..

The $260mil is simply just the value of properties that are currently in select counties I want to focus on to start so I put that number as more of an example of what I would ideally like them to contribute funds or fund fully up to but things can go at a pace as investor that wants to team up wants to go.

Hey @Max Kulishov, it's not a bad idea - I've done remodels on almost every place I've lived in, and the cool thing is you get to enjoy the renovations, you might have to do some minor repairs prior to moving out but nothing like doing a huge remodel + you can slowly renovate at your own pace rather than having to invest large amounts of money at once.
