Those POH homes are pulling in an additional $108k over the pad income and if you assume 50% expense on those homes your drawing 54k NOI for you CAP analysis.  

Get a feel for the big stuff and just pad your numbers.

Rent by the room to me as a bizz model I dont care for personally. too much work.. now owner occ bring in roomates that different or student housing or as other stated crash pads for airlines thats different.
