So far I have been looking at Bend, OR, Sunriver, OR, and Palm Sorings CA.For example: In Sunriver, OR I am finding that it might be difficult to pay off my mortgage and monthly expenses via renting which to me seems like it wouldn’t be a smart investment then.

Don't do more than 4' in lengths (learned that the hard way, pipe may bend and then it won't work). 

For anyone who has screened a tenant and seen the outcome, where would you bend the rules to get a tenant in the house?

I have a 20 unit with a management company in South Bend, IN, and I am constantly surprised at how much less effective bad management companies can be.

I think the view on landlords or managers can quickly shift based on the situation, particularly - as you mentioned - evictions and rent increased, or if we don’t bend the rules as much as one might like.I’ve been called all sorts on names.

I have invested both locally in the Berwyn and Lyons neighborhoods right outside Chicago as well as out of state in South Bend, Indiana.

One more area to consider is the Bend area.

Now if you are so happy with me and cant hold yourself back and want to throw $100 bills in my direction , I bend over to pick up pennies , I would do similar with Ben franklins .But I wouldnt ask for a  "Bonus "
