I think its realistic that i could pay cash, and renovate the property with all the proceeds of our personal home sale... and would then plan to refi and pull our initial cash back out... leaving us with pretty much the same mortgage payment we currently pay.. but for a larger property, worth more, and still have cash from the sale of our orginal house.... i would love to know everyones thoughts on the idea.. as well as thoughts of if you would sell the house given the increase in price per sqft from when we purchase it... ps since the purchase of our house, the kitchen has been redone with quartz counter tops and tile backsplash if that changes anything.

We have already measured and made the backsplash, which will go with either  dark or light cabinets.Also, the place is still full of junk [not like the ones I have seen pictured on BP] but there is also a quantity of ruby and depression glass in some of the cabinets.  

We ended up doing about $5,000 worth of upgrades (all new backyard fence (and the backyard was huge), kitchen backsplash, etc.)What caught me off guard more than anything was the utility bills, on going lawn care, open house and "realtor love" expense, a few staging items, etc.

Also when glass tiles or mosaic stones are on clearance load up a few boxes and put in backsplash.

I'd like to use it to tile a kitchen counter and back splash.
