A proper vetting process - background, employment, credit, and reference checks - will weed out 99% of problem tenants. 

I don't often speak to peoples background but in this case it's important and I would be surprised if half of them graduated Highschool.

After that is returned, I do a background check through Transunion or a similar service.

I did all of mine several months ago as they are single member LLC;s and I already have to go through fingerprinting, background checks for my NMLS license as well as audited financials for our fund.
