We manage 275 residential properties with the majority of those in Sherman/Denison so I feel uniquely qualified to chime in.Generally speaking, 3 to 4 bedrooms are the most popular and for a new build, they will lease anwhere between $1600 - $2200 depending on the area, size and amenities.

Both bathrooms need a complete remodel as well as the kitchen, the ceiling in 2 of the bed rooms are bowed (previous roof leak that was fixed) so new ceiling drywall, appliances, flooring, and paint throughout.

It's just a room and private bathroom and that unit KILLS on Booking but not really on Air or Homeaway/Vrbo.All of my 1-3 bedroom "whole unit" listings do good on Airbnb but not so much on Booking or Homeaway/Vrbo.And I have a 5 bedroom unit and it does nothing on Booking, but pretty good on Air and Homeaway/Vrbo.I think bigger units that facilitate large groups do well on Homeaway for some reason.
