I’m 99% sure they’re drug addicts.

This is a hoarding situation in and on the whole property where neighbors have complained for years with police out on a regular basis and drug use that now the property finally got condemned and they will most likely just walk away from the property and leave it( you would have to see what is outside of the house to believe it).

I decided to us a 1031 Tax Deferred Exchange in selling the property and as I was moving my family from Balt. due to the crime, drugs and gangs.

Common illegal activities are involvement in drugs, subleasing the property without prior approval, illegal gaming or gambling, cockfights.Holding overA holdover tenant is someone who continues to stay in the rented property without the consent of the landlord even if the lease has already expired or has been terminated.

Tenants that are rough on property, pay late, are alcoholics or drug users, are rude to neighbors, are a pain in the a$$, etc.  

If you are into drugs and partying you are about to have a drug problem.

This would still give them a monthly cashflow, cure the capital gains tax requirement when sold [ check with CPA or tax attorney] and alleviate the maintenance / management issues that your parents currently have.   

As an investor we can help alleviate and give good service to those after loss and thus one less thing to worry of. 

Maybe see if your PM takes advantage of those insurance policies, which could help to alleviate that problem (if it is a problem).If the PM company is a licensed real estate brokerage, and they are members of state and local real estate associations, they should have access to a large number of websites that syndicate the listing.

Doing so would allow sidelined capital to be more aggressive and help alleviate the consistent housing shortages faced nationwide.Bottom Line: Inflationary fears are moderating, suggesting a more stable economic environment than previously expected.
