Can you afford to have zero possibility of a tenant for those months that you don't have it listed?

It needed a rehab, and I just couldn't afford it. 

If for nothing more than to beat small settlements out of them to get out of the litigation and help their client afford the legal fees..

Because of the additional income I am producing through the consulting business, I am afforded the opportunity to invest money in real estate.  

And if they couldn't afford it, they should have sold, moved to what they could afford. 

As a parent, and landlord, and previous renter I will always choose to live or rent in the area with the higher rated schools - maybe they aren’t Blue Ribbon Schools, but a C+ rated Elementary School > F Elementary School.

The lower rate or longer term can also make the payment more affordable. 

There are a lot of affordable properties in Knoxville, but the growth isn't terribly vibrant and the deman isn't what you'd expect for a city of that size and that close to the Smokies - you're mostly looking at college rentals for the meat of the move season, and the SF market, while it exists, doesn't really compare to Chattanooga. 

You only do that if you are rich enough to afford it.
